Best Areas to Rent in KL: A 2025 Neighbourhood Guide
How to Choose
KL's rental market spans a huge range of lifestyles and budgets. Before you search, answer these three questions:
- Do you have children in international school? → Mont Kiara or Bangsar
- Do you commute by car to the city centre? → Any area, factor in expressway access
- Do you commute by train? → KLCC, Bangsar South, PJ (all near LRT/MRT)
- Do you want to walk to restaurants and nightlife? → KLCC / Bangsar
- Do you want a quieter, greener environment? → Desa Parkcity / Damansara Heights
Mont Kiara — The Expat Heartland
Mont Kiara is KL's most established expat neighbourhood. It has the highest concentration of international schools in Malaysia, including the French School of KL (LFKL), Garden International School, and Mont'Kiara International School.
The neighbourhood runs on a 24/7 international rhythm — Japanese restaurants, French bakeries, Korean BBQ, and European-style fitness studios sit alongside Malaysian mamak stalls. Facilities in the condos here are a cut above: multiple pools, tennis courts, yoga studios, and often in-unit laundry.
One caution: traffic in and out of Mont Kiara during school hours (7:30–9:00 AM, 3:30–5:30 PM) is severe. Budget an extra 30–45 minutes if driving.

KLCC / City Centre — Maximum Urban Convenience

The buildings here range from older serviced apartments to gleaming new towers with concierge, infinity pools, and panoramic city views. The neighbourhood is highly walkable by KL standards — though KL is still a car-first city.
Rent is the highest in the city here, but the density of amenities means you save on transport and can live without a car.

Bangsar — For Those Who Love to Eat

The housing mix includes everything from compact condos to detached villas, making it appealing to both young professionals and families. It is 10–15 minutes from KLCC by car, and the Bangsar LRT station connects to the Kelana Jaya line.
Bangsar is genuinely walkable within its core — which is rare for KL.

Desa Parkcity — The Modern Township
Desa Parkcity is a planned township centred around a 15-acre central park and lake. The master planning shows: there is a clear pedestrian infrastructure, a well-maintained retail strip (The Waterfront), and consistent building quality.
The neighbourhood skews younger and family-oriented. Several international schools are nearby (including Sri KDU International). It is pet-friendly — unusual in KL — and the lake park draws a strong community of runners, cyclists, and dog owners.

Damansara Heights — Quiet Prestige
Damansara Heights offers a different pace: tree-lined streets, larger land plots, and a mix of older bungalows and newer boutique condos. It is popular with established expats who want calm surroundings without sacrificing proximity to KL's centre (15 minutes by car).
The neighbourhood has a handful of neighbourhood cafés and restaurants that give it a relaxed, village-within-a-city feel. Most shopping and dining is done in nearby Bangsar, five minutes away.
